I am opening a service that I give to my current one-on-one clients. I willing to help you in a search for an investment property, and do all the leg work of helping you to analyze the property and getting you on your way as a service. Let me explain how I started this, and why I am opening up to other investors who I don’t personally help step by step. One day, my client asked me to go to a city that’s an hour away (Richmond, VA), and look at houses since they are a great deal and are going really quickly. She couldn’t get down there, and asked me to go. We had previously went over potential properties that she sent my way (I will show you the format), so we knew all 7 high quality potential rental properties we wanted to view with a real estate agent. She couldn’t get down, but with the trust we’ve established, as well as the high quality lists of houses we had, she was very comfortable simply paying for me to travel and do the work for her. I came up with a fee schedule based on mileage and the work involved, which include travel time, on the ground house viewing, video taping every home, and then coming up with recommendations on what houses to submit bids on, which were better in pictures than real life, and what should be our opening bid. As a new investor who was ready to invest but couldn’t make it down, she was VERY comfortable with my fees. I figured, why not open up to other people? I get offers from investors all over the united states, so this would be perfect for the following group that reads this blog:

My fees are :
30 minute consultation (free to see if you are a good candidate for the service)
Start up Discovery Session/Plan of Attack (Flat fee $155)
Mileage (actual miles * .55)
Hotel per night ($90, only if I have to drive longer than 1.5 hrs)
House Viewing/Video Editing Fee ($150 per day up to 1.5 hrs away, 250 for cities more than 1.5 hrs away)
With high quality listings chosen, its usually no more than one visit for me (as in with my other successful mentees) to find a home and start submitting a bid the next day. So, for my client, paying this fee for me to write this all up for her was fair for my time (I created the rates) and for their time (I gave her excellent potential properties with an experienced eye for what would be good in her situation). Win/Win. I have a property manager and a couple of general contractors I can recommend to do any necessary repairs as needed to get the property rental ready (I do not get paid not receive anything whatsoever from this recommendation, I just know they do a good job).
