Home Owners Associations (HOAs) are the most annoying entities on the planet. As a real estate investor, they will have more input on your business on average than any local city council or state regulations. As a rule, unless there are no other options, I will avoid these because its an add layer of rules and regulations on your investment property where in many cases you HAVE to get permission to rent, to paint, or perform any exterior renovations. There can be compromises made with reasonable HOAs, however, you need to understand what you’re getting into.

Code Enforcement is a branch of the city government that has inspectors that drive around and send notices of violations, as well as mandates to clean, repair exterior aspects of your property. In the past, I have tried to fight these entities…It doesnt work. You can try, but this episode is going to relay why i avoid them, but when I am forced to be within their sphere of influence, I just do what they ask as soon as possible to get it over with. Its less painful this way.

    HOA !!, found huge 4/3, 4000sqft on 1.5 ac. in declining neighborhood.
    Wanted to turn into assisted living facility. HOA turning into historic
    subdivision. Move on or join fight with dissenters? How about info in
    future posts about alternate uses for bldgs?? Just thinking….

    Thomas Carter: I would not waste my time with fighting, because I am sure I
    can find another great property without all the hassles in the same time.
    If you can join the fight with dissenters, without tying up any funds, Then
    I guess it doesnt hurt. I RARELY find any stories of anyone winning against
    their HOA. It can happen, but doesnt often, so I wouldn’t invest my energy
    in it. However, its your choice.

    Give in graceful why the try to run out people from their homes – it’s all
    a scam to take over property to tear down neighborhoods and hire Mexicans
    to rebuild – I am not falling for this BS. I know what these land grabber
    scammer liberal slime did in this town and republicraps make their money on
    the cheap labor. THIS IS ALL A SCAM< lying city code whores.
