I was never more intimidated than walking into this neighbourhood of boarded up houses in Baltimore than that day 5 years ago. From the outside, it looked a bit dilapidated, run down, and just plain dirty. But luckily, dirt can be cleaned with soap and bleach.

Nothing happened the day following when we upped our price ranges and started looking in better neighbourhoods that weren’t as run down, dingy, and were actually well kept up. I moved to different markets, and saw even better houses in decent condition in the strict low priced range I kept to.

But, if that first home would have stopped me, I wouldn’t have been able to discover, share, and educate others that passive income and financial well being could be had by ANYONE, regardless of how much money they have, what communities they come from, and regardless of what other people think.

People can create real monthly income, affordably, easily, and many times in the same neighbourhoods they’ve long since grown out of, but were raised in.

Who Am I? It’s pretty crazy – when I started renovating my first property I purchased for $13,000, I never could have dreamed that one day I would be teaching it to tens of thousands of new investors all over the country! I just intuitively realized that there were people like me that absolutely needed this information: They were decent full time workers, not born wealthy nor did they have the social connections to successful investors, but I can give them the information they needed to finally get a piece of real estate investing. We should all have access to social capital for mentorship. 

I was a new investor, had just gone through a foreclosure, but I was absolutely set on the fact that I needed the income to ride out 2008-2009 this recession and any future job losses with secure monthly income. That one thought – recession proof my income – has made all the difference.

The results came slowly at first, as I couldn’t find a mentor (more on that later). It took 10 months for my first renovation because of newbie errors. But it was less for the next property, and the one after that. I was generating $900 a month for properties purchased under $30,000. All of a sudden, I was bringing in the income I’ve wanted, with properties the majority of us can actually afford.

I realized quickly that my results were NOT typical, I started teaching my methods….that was around 2013. First it was for co-workers and friends, and then eventually to the general public. I’ve contributed to the two largest real estate investing websites on the planet (REIclub.com and Biggerpockets.com).

Fast forward today, and it’s shocking, but since I started teaching people how to build their own rental property portfolios online my students and clients have created $700-$1200+ month in cash flowing rental income!

It’s been really neat watching my students succeed in almost every market you can think of, including a ton of sub30k markets I had never even heard of…

The funny thing is that this all started out with one thought – that above all else, I needed to focus on generating affordable monthly income. That the power was in the sub30k marketplace, and in my learning how to properly analyse each new market I move to…

Myth #1: Investing Out Of State Is Difficult. New investors are constantly told to start locally, however, this can cost you significantly, in cash flow, decent rental opportunities, and cause you to be highly over-leveraged. Not investing out of area, you lose out on lower priced opportunities, more cash flowing rentals, and effectively COSTS your investment strategy. Investing locally or out of state has the same level of challenges inherent in investing, and if you’re like most of us, you can get easily get priced out of your local market if you live in California, New York, and DC, Denver, etc.
MYTH #2 You’ll Run Out Of Money The fear of losing money means you will always have to work a 9-5 job, will never have the freedom to travel and take your time back, and never create the rental income that can keep you secure. You can easily mitigate and segregate your risk with not only having the right system in place, but also knowing where the most likely cause of losing money will come from so you can be pro-active in your real estate investing
MYTH #3 Being A Landlord Is Hard Owning a rental property does not mean you are a landlord in the old school sense of the word. I own rental properties, and I approve tenants, however the maintenance, screening, and day to day phone calls get fielded by a team of property managers. This mindset costs you from moving forward, which is another reason you’re not getting ahead. I’ll show you proven ways of maintaining a strong contract and other systems to utilize these companies in your business
MYTH #4 You Can’t Find A Trusted Mentor Spinning your heels without the support will let fear take root, keeping you from making your first moves.
