This is a little story time about lessons learned about why you want to do all of your repairs up front, before you start renting the property out. This is for many reasons, least of which is that it can save you money in the long run by fixing problems before they become larger, as well as giving your tenants a truly functional place to live, nuisance free.

Looks like my comment was deleted:1) Flooring: Laminate, tile – not top of the line but good quality 2) Tools – I use top of the line since I am doing DIY, I try to spend extra on that since I am saving on DIYing 3) Paints – premium – it goes on easier and finishes better 4) Drywall/Wood – standard available at home goods store.
That was a nice touch to give your tenant a $30 gift card for the inconvenience of having a leaky roof. Happy tenants are better tenants!
