Now, before I start, there are many SUCCESSFUL flippers. However, I am speaking of why Buy and Hold Vs Flip strategy, buy and hold CAN be a better long term strategy for two key reasons 1) Return of taxes in regular and ordinary income and 2) More asset flexibility. Once I renovate A property, I am tempted to flip it, but I keep thinking how that will take me back on my income stream, and I keep the cash flow coming in.

    Hi Lisa, before I start just want to say I LOVE YOUR BOOK SELECTION:
    “Idiot’s Guide to Amazing Sex.” I have to say, you are a wealth of
    information and I do agree with you on many points. However, to avoid
    capital gains(more precisely deffer capital gains taxes) by doing a 1031
    Tax Exchange. If your goal is to buy and hold, this is an awesome way to
    use quick flips to buy more properties without having to pay up front cap
    gain taxes.
