ASSESSMENT OF PERSONAL FINANCE AND GUIDANCE FOR THE CLIENT

First, we would start off with a kick off strategy session with my Private 1-1 Clients – that’s the first call within 3 days of signing them up and bringing them on board. What we do in this important call to figure out the client’s unique strategy for building their rental property business. The strategy changes based off the client’s current financial resources and credit profile, as well as their geographic location. ANALYZING AND ASSESSMENT OF VARIOUS MARKETS TO FIND THE RIGHT DEAL

From there, we analyze different markets, both local and long distance, to assess which ones meets all of the unique criteria for them personally, as well as just great criteria needed to get the best deal for their investments.This even incorporates what type of neightborhoods the client feels comfortable in, down to travel time. This usually is accomplished within the first two weeks.
Once the perfect market for my client has been chosen, that’s when an earnest how search will take place. The client will lead the way in selecting potential properties, and we will analyze each deal -usually the clients becomes more sophisticated with each round as they learn from previous analyst sessions. We do that together over the phone, as needed for the market. During this time, client is asked to schedule time to look at properties in person, be it within driving distance or out of state (cost and travel time have already been considered so that this isn’t a hardship). This is within the next 2-3 weeks.

Finally, once they come back from viewing properties, we will analyze together which homes they should bid on after their tour of the homes, with any associated pictures and videos, and decide which home they should bid on and at what price. This usually takes a week.

After that, a back and forth on bidding occurs until the seller agrees to their terms, and the closing process starts (for one home, and sometimes for two). From there, we go into preparation mode for the inspection process, next steps for contracting any repairs, managing the property long distance, and putting in the next steps for hiring a tenant.
