This is an audience question submitted by Joan P, on how to deal with maintenance issues when your long distance like snow removal. I understand where she is coming from, and I am sure that you in the audience have the same questions, and a little bit of fear and uncertainty around the edges when it comes to these responsibilities. I will go over in this episodes how I have dealt with long distance maintenance issues, as well as how other landlords I have had this discussion with resolved this issue. There are many ways to handle these things, and many depend on your tenants, your local city laws and ordinances, and your avenues available for contracting the labor as needed. This is great information for newbie investors as well as experienced investors who are thinking of out of state investing.

    Great video… I always assumed that tenants would be responsible for
    property including lawn cutting and snow removal. I live in Bowie Md (PG
    County) and rented there a few years ago,always knowing it was my
    responsibility. Are there reasons that maybe this isn’t universal? Do
    you accept responsibilty for all snow removal on your properties? Thanks in
